    Amount, purpose, your state, time trading and whether there's property you could use. No credit check to enquire, and nothing is sent to other lenders.

    2. A specialist calls — during business hours

    The person who reads your enquiry calls you. They'll ask about the deadline, the security, any ATO debt or arrears, and how the loan would be repaid.

    3. Your pathway, explained in plain English

    Property-secured (caveat, second mortgage, private first mortgage, bridging) or unsecured (loan or line of credit), how fast it can realistically move, and what it will cost in dollars.

    4. Documents and a formal offer

    Only once you decide to proceed. You'll get one clear list — ID, evidence of purpose, and either property details or bank statements. Any credit check happens at this stage, with your consent.

    5. Signing and security

    You sign the offer and loan documents, usually electronically where the lender allows it. For property-secured loans, solicitors prepare and register the mortgage or caveat and a valuation is completed.

    6. Settlement and funding

    Funds are paid to your account or straight to whoever needs paying — the ATO, a supplier, a vendor or an existing lender. Same-day funding is possible for eligible files.

Where the time really goes

Assessment itself is quick when the information is complete. The hours usually disappear in the gaps: waiting for a statement to be downloaded, a co-owner to sign, a valuer to get access, or an existing lender to confirm a payout figure. For property-secured loans, the east-coast business day also matters — settlements are booked in business hours, so businesses in WA, SA and the NT should start early. How to be a fast-lane file

  • Answer the enquiry form accurately — especially amount, state and any property you own.
  • Have ID, evidence of purpose and either property documents or bank statements ready. The documents checklist builds your list.
  • Tell everyone who'll need to sign — directors, co-owners, guarantors — that a solicitor may call.

Common questions

How long does the whole process take?

For a clean property-secured file, $20k to $250k is possible same day and up to $5m is possible within 24–48 hours. Smaller unsecured amounts can be same day once bank statements are verified. Larger or more complex files take longer.

What slows the process down most often?

Missing or outdated documents, signers who can't be reached, a valuation that's lower than expected, and an existing lender that's slow to provide a payout figure. Preparing early avoids most of them.

Do I have to accept the option I'm offered?

No. Enquiring commits you to nothing. You'll see the pathway and the costs in dollars first, and you decide whether to go ahead.

Will you check my credit when I enquire?

No. There's no credit check when you first enquire. A credit check is only discussed once you've chosen an option and want to proceed.

Can I do it all remotely?

Yes — phone, email and electronic signing cover most steps. Property-secured loans still involve solicitors and usually a valuation, but you won't need to visit an office.
