Fast business loan types, compared
Every fast-funding product an Australian business can use — what it's secured by, how big it can go, and what realistically decides the speed.
Which fast business loan fits — and how quickly can it move?
Speed in business lending comes from two things: how much certainty the lender has about getting repaid, and how little it needs to verify before paying out. Property security gives the most certainty, which is why caveat loans, second mortgages and private first mortgages sit at the quick end of the table. Unsecured and line-of-credit facilities lean on your bank statements instead, so the fastest of them are the smaller amounts.
Use the table to shortlist, then open a page for the full picture: what the lender registers, what it costs you in paperwork, the realistic timeline and the exit you'll need. If you're not sure where you fit, the Fast Business Loan Navigator asks seven questions and points you at the most relevant pathway.

What is the fastest type of business loan in Australia?
Where there's clear equity in property, a caveat loan or second mortgage is usually the quickest route for larger sums — $20k to $250k is possible same day and up to $5m possible within 24–48 hours when the file is clean. Without property, same-day funding is possible for smaller unsecured amounts backed by strong bank statements.
Is a secured or unsecured business loan quicker?
It depends on size. For small amounts, an unsecured loan assessed on bank statements can be very quick. Once the amount climbs, property security usually wins because the lender relies on the equity rather than months of trading analysis.
Do fast business loans cost more?
Short-term and private facilities generally cost more than a standard bank loan, because you're paying for speed and flexibility. Every loan is priced on your circumstances, so compare total dollar cost with the loan cost calculator before you sign.
